This free Florida Notice of Commencement form is used in the state of Florida to formally designate the beginning of the project. In Florida, projects that exceed $2,000 require a Notice of Commencement filing by either the project property owner before work commencement on the project and posted on the job site. Once filed, it sets the date liens attach for priority purposes, and can affect the amount recoverable as it provides an owner with a “proper payments defense” limiting claims to the unpaid balance to the GC.
